What to expect when you’re buying for the first time

The mortgage process can feel like a lot, especially when it's new. Here's the simple version of how it works:

  • Pre-approval — We figure out what you can comfortably afford before you start shopping, so you can make offers with confidence

  • Finding your mortgage — I search across multiple lenders to find the rate and product that fits your solution, not just the best headline number

  • Offer accepted — Once you’ve found your place, I handle the financing conditions and keep things moving so nothing falls through

  • Closing — I work alongside your lawyer and realtor to make sure everything lines up for possession day

First time buyer programs you should know about

There are several programs designed specifically to help first time buyers in BC and most people don't realize how many they may qualify for.

  • First Home Savings Account (FHSA) — A tax-free savings account that lets you put away up to $40,000 toward your first home

  • Home Buyers' Plan (HBP) — Lets you withdraw up to $60,000 from your RRSP tax-free to use toward your purchase

  • BC Property Transfer Tax Exemption — First time buyers may be exempt from PTT on homes up to $835,000

  • GST New Home Rebate — If you're buying a newly built home, you may qualify for a GST rebate

How much do you need for a down payment?

The minimum in Canada depends on the purchase price:

  • 5% on the first $500,000

  • 10% on the portion between $500,000 and $999,999

  • 20% (or more) on homes $1,000,000 and over

Down payments under 20% require mortgage default insurance (CMHC), which gets added to your mortgage. I'll explain exactly how that affects your payment when we chat.
